Tenants - FAQ

General Questions

1. What is the application process?

To apply for one of our rental properties, you’ll need to complete an online application, pay an application fee, and provide supporting documents such as proof of income and a valid ID. We also conduct credit, background, and rental history checks in compliance with Nevada and South Carolina rental laws.

2. How long does the approval process take?

Applications are typically processed within 1–3 business days, depending on the completeness of your application and the response time from references. Both Nevada and South Carolina require adherence to fair housing laws during tenant selection.

3. Do you allow pets?

Pet policies vary by property. Some properties allow pets with restrictions on breed or size, while others do not allow pets at all. In both states, we comply with federal and state laws regarding service animals and emotional support animals.

Lease and Rental Agreements

4. How long are your lease terms?

Lease terms typically range from 6 to 12 months. In Nevada, tenants must receive at least 30 days' notice for any changes to lease terms at renewal. In South Carolina, tenants must receive at least 60 days' notice if the landlord does not intend to renew a lease.

5. Can I break my lease early?

Breaking a lease early may result in fees, and you may be responsible for rent until the property is re-leased. Nevada and South Carolina both allow early lease termination without penalty in certain cases, such as active military duty (under the Servicemembers Civil Relief Act).

6. Can I renew my lease?

Yes, lease renewal is generally an option. We’ll contact you 60–90 days before your lease ends to discuss renewal terms, following regional notice requirements for both Nevada and South Carolina.

Rent Payments

7. How do I pay rent?

We offer convenient online rent payment through our tenant portal. Payments can also be made via check or money order if needed. Nevada law requires landlords to provide at least one non-electronic rent payment option if requested.

8. What happens if I’m late on rent?

If rent is late, a late fee may be assessed as outlined in your lease agreement. Nevada law caps late fees at 5% of the rent amount, while South Carolina requires that late fees be “reasonable.”

9. Do you accept partial rent payments?

Partial payments are not typically accepted. However, we encourage tenants to reach out if they’re experiencing difficulties, as both states support alternative arrangements under certain circumstances.

Maintenance and Repairs

10. How do I submit a maintenance request?

You can submit maintenance requests through our tenant portal. For emergencies (e.g., flooding, no heat in winter), please call our emergency hotline immediately.

11. How quickly are maintenance requests handled?

We aim to address non-emergency requests within 48 hours. In Nevada, landlords must address essential repairs (like heating or water issues) within 48 hours. In South Carolina, landlords must make necessary repairs within 14 days after receiving written notice.

12. Am I responsible for any maintenance?

Tenants are generally responsible for minor upkeep, such as replacing light bulbs or changing air filters. Major repairs and maintenance are handled by us unless stated otherwise in your lease.

Moving In/Out

13. When can I move in?

Move-in dates are coordinated after your lease is signed and your security deposit is paid. In Nevada and South Carolina, the property must meet all safety and habitability standards before your move-in date.

14. What is required when moving out?

You must provide written notice (as outlined in your lease), clean the property thoroughly, and return all keys. A move-out inspection will determine if any deductions are needed from your security deposit.

15. How do I get my security deposit back?

After your move-out inspection, we’ll return your security deposit within the timeframe required by law:

Nevada: 30 days after move-out.
South Carolina: 30 days after move-out.
Living in the Property

16. Can I make changes to the property, like painting or installing shelves?

All modifications must be approved by us in writing. Unauthorized changes may result in charges to restore the property to its original condition.

17. Who do I contact for issues like noisy neighbors or parking problems?

For neighbor-related concerns, try to resolve the issue directly. If problems persist, contact our office for assistance. For parking issues, refer to your lease or community guidelines.

18. Are utilities included in the rent?

Utility responsibilities vary by property. In Nevada, landlords must notify tenants in writing if utility charges will be split among tenants. In South Carolina, leases must clearly specify utility payment responsibilities.

Misc Questions

19. Can I have a roommate or sublet my unit?

Adding a roommate or subletting requires prior approval from us. All potential roommates must complete an application and be added to the lease. Subletting may be subject to restrictions in your lease agreement and local laws.

20. What should I do in case of an emergency?

For emergencies like fire or flooding, call 911 first and then notify our office or emergency hotline. For non-life-threatening emergencies, use our emergency contact number provided in your lease.

21. How do I contact you for questions or assistance?

You can reach us via phone, email, or through our tenant portal. We’re here to help with any questions or concerns!
